About Service Properties Trust

Service Properties Trust (SVC) is a Maryland-incorporated REIT headquartered in Newton, Massachusetts that owns and operates two primary asset categories: hotels and service-focused retail net lease properties. As of September 30, 2025, the trust held approximately $10 billion in invested assets across these segments, generating revenue through room rentals, property leases, and related hospitality operations.

The hotel portfolio comprises 160 properties containing over 29,000 guest rooms located throughout the United States, Puerto Rico, and Canada. The retail segment consists of 752 net lease properties spanning over 13.1 million square feet across the United States, focusing on service-oriented tenants with long-term lease agreements. Both segments operate under triple-net lease structures where tenants assume responsibility for property taxes, insurance, and maintenance costs.

SVC is managed by The RMR Group, a Nasdaq-listed alternative asset management company with over $39 billion in assets under management and more than 35 years of experience in commercial real estate acquisition, disposition, financing, and operations. The trust leverages this operational platform to manage its diversified portfolio across hospitality and retail real estate sectors.
